In line with central government policies, the goal is to always primarily utilise the existing building stock rather than new development. Besides this, we also utilise vacant facilities available on the private market.<\/p>\n<p>We take environmental aspects into account in many ways also during design and construction work. The particular focus is on actions to improve energy efficiency. Carbon footprint calculation has been mandatory since 2020 in all our new development projects. Construction work also emphasises material and carbon efficiency as well as circular economy goals. Finland\u2019s carbon neutrality goals also drive Senate Properties\u2019 operations.<\/p>\n<h3>Investment financing<\/h3>\n<p>We invest around EUR 300 million a year in our clients\u2019 premises and have more than 100 construction projects underway each year. Parliament decides Senate Properties\u2019 maximum annual amount of investments. As an unincorporated State enterprise, Senate Properties finances its activities itself and receives no contribution from the Budget. The key guidelines to be complied with in our construction projects can be found in the\u00a0<strong>project document management environment (BEM)<\/strong>. The service brings together all electronic documentation of construction activities by building and project in one place. You can find the related documentation in the project bank of each construction project.<\/p>\n<p>BEM guidelines also contain instructions related to the project bank. The design guidelines contain information technology design guidelines for Senate\u2019s construction projects.<\/p>\n<ul>\n<li>The CAD Guide defines the technical formalities of drawing, text and spreadsheet files produced by architectural, structural, electrical, HVACA and other design fields, as well as the contents of databases.<\/li>\n<li>The guidelines for handing over documents apply to the delivery of final construction documents to the client in manual format as paper and as files on a flash drive. The efforts concern the reputation of the entire industry as well as that of individual companies. This is not only about the financial aspects but also about the elements concerning quality and safety.<\/p>\n<h2>Our practices<\/h2>\n<ul>\n<li>We require all contractors to supply information as described in the Act on the Contractor\u2019s Obligations and Liability when Work is Contracted Out.<\/li>\n<li>We collaborate with the authorities.<\/li>\n<li>We require contractors to have a RALA certification or similar.<\/li>\n<li>We require contractual penalties to be paid for the use of chains of subcontractors and other breaches of contract.<\/li>\n<li>We require contractors to join the Reliable Partner service.<\/li>\n<li>Every site must have an electronic access control system.<\/li>\n<\/ul>\n<p>&gt;\u00a0<a href=\"https:\/\/www.vastuugroup.fi\/fi-en\/our-services\/reliable-partner\" target=\"_blank\" rel=\"noopener\">Reliable Partner service<\/a>[\/vc_column_text][\/vc_column][\/vc_row][vc_row][vc_column][senaatti_feature_lift image=&#8221;23940&#8243; heading=&#8221;Action plan&#8221;]We have drawn up an action plan for the prevention of financial crimes, which, for example, poses requirements to the contractors concerning professional qualifications that are stricter than those specified in law and which limits the number of subcontractors in a project.
