Museo on t\u00f6iden aikana suljettu yleis\u00f6lt\u00e4.[\/senaatti_feature][\/vc_column][\/vc_row][vc_row][vc_column el_id=&#8221;investeringar&#8221; el_class=&#8221;Investeringar&#8221;][vc_column_text]<\/p>\n<h2 class=\"feature__title\">Investeringarnas centrala prioritering \u00e4r att f\u00f6rb\u00e4ttra arbetsmilj\u00f6n och utveckla lokaleffektiviteten<\/h2>\n<p>V\u00e5ra investeringar har under de senaste \u00e5ren fokuserat p\u00e5 grundliga renoveringar och f\u00f6rb\u00e4ttringar av fastigheter samt p\u00e5 utveckling av arbetsmilj\u00f6er. Deras andel av investeringarna har varit cirka 70 %. I enlighet med statens riktlinjer str\u00e4var vi i st\u00e4llet f\u00f6r nybyggnad alltid efter att i f\u00f6rsta hand utnyttja det befintliga byggnadsbest\u00e5ndet. Dessutom utnyttjas ocks\u00e5 de fria lokalerna p\u00e5 den privata marknaden.<\/p>\n<p>Vi beaktar milj\u00f6aspekterna p\u00e5 m\u00e5nga s\u00e4tt ocks\u00e5 i planeringen och byggandet. Tyngdpunkten ligger i synnerhet p\u00e5 utvecklings\u00e5tg\u00e4rder som syftar till energieffektivitet. Ber\u00e4kningen av koldioxidavtryck har varit obligatorisk fr\u00e5n ing\u00e5ngen av 2020 i alla v\u00e5ra nybyggnadsprojekt. Vid byggandet betonas ocks\u00e5 material- och koldioxideffektiviteten samt m\u00e5len f\u00f6r cirkul\u00e4r ekonomi. Finlands m\u00e5l f\u00f6r koldioxidneutralitet styr ocks\u00e5 Senatfastigheters verksamhet.<\/p>\n<h2>Finansiering av investeringar<\/h2>\n<p>Vi investerar \u00e5rligen ca 300 miljoner euro i v\u00e5ra kunders lokaler. \u00d6ver 100 byggprojekt p\u00e5g\u00e5r \u00e5rligen. Riksdagen beslutar om Senatfastigheters maximala \u00e5rliga investeringar. Som aff\u00e4rsverk finansierar Senatfastigheter sin verksamhet sj\u00e4lv och f\u00e5r inte finansiering ur statsbudgeten. De investeringar som g\u00f6rs f\u00f6r kunderna finansieras med hyror, f\u00f6rs\u00e4ljning av fastigheter och tj\u00e4nster samt l\u00e5nefinansiering.<\/p>\n<p>Statens hyror baserar sig p\u00e5 sj\u00e4lvkostnadsprincipen, vilket inneb\u00e4r att de investeringar som g\u00f6rs f\u00f6r kunden p\u00e5verkar hyrorna, och \u00e4mbetsverket ska ha tillr\u00e4ckliga anslag f\u00f6r lokalkostnaderna innan investeringen inleds.<br \/>\nN\u00e4rmare information om investeringarna finns i v\u00e5r samh\u00e4llsansvarsrapport.<br \/>\nYtterligare information: Byggherredirekt\u00f6r <strong>Jonni Laitto<\/strong>, tfn +358 50 533 7025.<\/p>\n<h2 id=\"anvisningar\">Anvisningar f\u00f6r byggherreverksamhet<\/h2>\n<p>Enhetliga tillv\u00e4gag\u00e5ngss\u00e4tt och -modeller med v\u00e5ra partner \u00e4r en del av v\u00e5r kvalitetshantering. De viktigaste anvisningarna som ska f\u00f6ljas i v\u00e5ra byggprojekt finns i\u00a0<strong>projektens dokumenthanteringsmilj\u00f6 (BEM)<\/strong>. Tj\u00e4nsten samlar all elektronisk dokumentation av byggverksamheten p\u00e5 ett st\u00e4lle per byggnad och projekt. I projektbanken f\u00f6r varje byggprojekt finns dokumentation om projektet.<\/p>\n<p>I BEM-anvisningarna finns ocks\u00e5 anvisningar om projektbanken.
